Two-dwelling framing packages

Dual occupancy steel frames in Melbourne and Victoria

FrameSet coordinates light-gauge steel frames and structural steel for two-dwelling projects, including side-by-side and front-and-rear developments. Supply and installation are itemised around the drawings and the site programme.

How do you keep the two frame packages coordinated?

We review each dwelling against the architectural and structural sets, identify repeated and different elements, and agree how panels and steel are labelled. Mirrored floor plans still need their own opening, connection and service checks.

What needs to be resolved between the dwellings?

Separating-wall junctions, roof interfaces, floor levels and service penetrations should be coordinated by the project designers before manufacture. We detail the framing around the specified fire, acoustic and structural arrangements; a steel frame alone does not establish the performance of the full wall system.

What can you supply?

  • Wall panels, floor joists and roof trusses for both dwellings.
  • Structural beams, columns and lintels shown on the coordinated drawings.
  • Shop drawings and panel layouts for review before production.
  • Delivery in agreed stages, with installation and lifting quoted separately.

How does site access affect the programme?

A front-and-rear development may need a different delivery plan from a side-by-side duplex. Let us know whether one dwelling blocks access to the other, whether slabs are poured together and where packs can be placed. Delivery order is agreed for the actual site.

What do you need to quote both dwellings?

Send the full architectural set, structural drawings, opening schedules, energy reports where available, site suburb and preferred staging. Mark any scope that another supplier is providing so it can be excluded clearly.

Read our cost factors guide to compare package inclusions and our lead-time guide to understand the approval and production stages.

Melbourne project experience

The project portfolio includes the partners’ earlier residential and dual occupancy work, identified separately from FrameSet jobs. The Doncaster East case study shows a current three-dwelling LGS and structural steel scope.

Questions builders ask

Your questions answered

Can you supply one dwelling first and the second later?

We can assess staged supply when quoting. Tell us the proposed construction sequence so pack labels, delivery costs and production dates can be agreed.

Can mirrored duplex designs use the same frame drawings?

Each dwelling needs coordinated drawings that reflect its actual openings, orientation and structural details. Repetition can help coordination, but it does not replace the drawing review.

Can you quote frames and steel as separate items?

Yes. The quote can identify LGS frames, structural steel, delivery, installation and site extras separately, so you can compare the same scope across suppliers.
